The Sobik’s Subs Training System

Your complete, detailed Operations Manual will assist you after your training is completed. It all begins with an intensive three week, hands-on training program managed by our Director of Operations in one of our Sobik’s Sub shops. Additional training and support from our corporate operations personnel continues through the life of your contract.

The Sobik’s Subs Marketing Support

Our Marketing Team will provide you with a Marketing Manual, which covers goals, plans and strategies for the chain and explains the methods used to achieve them. In addition, advertising, merchandising, public relations, customer service & canvassing materials and programs are reviewed with you for your individual local store marketing efforts.

The Sobik’s Subs Design

Two of the ingredients of The Sobik’s Subs Recipe for Success are location & design. A location is reviewed and selected with mutual approval of the franchisor and the franchisee. We will provide a complete interior/exterior layout & design package to fit your location.

The appropriate blend of all the right ingredients is your Recipe for Success. Since the opening of the first Sobik’s Subs shop over forty years ago, the mix has been perfected to a unique blend of teamwork, product consistency and customer service.

Communication - A key element to the success of any venture is continuous/consistent communication. Input from Franchisees at every level is an integral part of our business process and we encourage it. Through groups like our Franchisee Advisory Council, or New Product Development teams, you have access to the exchange of information and ideas. In addition, you are kept informed of what’s happening through newsletters and quarterly marketing reports.

Marketing, Advertising, Sales Promotion & Public Relations – The Marketing Team develops local marketing plans. Their goal is to improve customer satisfaction and increase sales through New Product Development, Local Store Marketing, Advertising/Sales Promotion, Public Relations, & Marketing Research. New Product Development enhances existing products and tests new ones. Advertising/Sales Promotions market the brand and product through various media such as radio, outdoor and print advertising. A member of the Marketing Team shares local store marketing ideas with franchisees. This effort complements the marketing mix while promoting your individual location. With the assistance of the Marketing Team, a local marketing plan budget is approved and implemented by the Franchisee. You will receive a complete Marketing Manual for you to refer to. However, the Marketing Team is always available to give you advice when you need it.

Operations – The Operations Team will provide the necessary training, procedures, techniques and methods required to operate a successful Sobik’s Subs franchise. From product preparation, inventory & food cost to employee recruitment, training & administration; this training is extensive and ongoing.

You will receive a complete Operations Manual for you to refer to in the daily operation of your shop. However, Sobik’s Subs operations personnel are always available to give you practical advice when you need it.

PREPARING FOR SUCCESS

Answers to your questions…

Is previous restaurant experience required?

NO. Of course it helps, but everyone has designed the Sobik’s System for ease of operation. The training

course provided as a part of your franchise package will provide you the foundation necessary to successfully

operate your franchise. Additionally, follow-up and on-going assistance will be provided. You’re training really

never ends. It’s all up to you.

Can I franchise more than one unit?

YES. We welcome development of multiple units by those franchisees who demonstrate their ability to successfully operate a Sobik’s Subs Shop and have the financial resources required for multiple operations.

What is the term of the franchise agreement?

The initial term is ten (10) years. The agreement is renewable, subject to your performance during the initial term. There will be a renewal fee of 25% of the original franchise fee at that time.

Where do I obtain financing?

The most common source for financing is your local bank. Sobik’s Subs Franchising Inc. does not provide direct financing. We will provide you a list of potential lending and equipment leasing sources. The Company

does provide for payment of the Franchise Fee in two installments. The initial payment of $7,500.00 is due at the time of signing the Preliminary Agreement and the balance of $7,500.00 is paid when the Franchise Agreement is executed.

How long does it take to open a Sobik’s Sandwich Shop?

In general, you can expect a 90 to 150 day time frame, once a lease and contractor have been secured.

Where do I purchase equipment, food and supplies?

A list of approved vendors, equipment, food and supplies will be provided after you sign your franchise agreement.

Sobik’s Traditional

Sobik’s Traditional Units can be a free standing building, approximately 1,600 square feet or an In-line store located in shopping centers of approximately 1,000 to 1,200 square feet and seats 32 to 48.

With the Sobik’s Traditional concept you will have the option of adding a cook line (griddle, fryers, hood system) to serve the best Philly Cheesesteak, Wings, Burgers and Fries. Hours of operations are 9:00am to 9:00pm Monday thru Sunday; the franchisee fee is $15,000, estimated investment ranges from $241,000 – $271,000.

Sobik’s Café

Sobik’s Café Units are located in office buildings of approximately 800 to 1,200 square feet and seats 20 to 48.

The Café offers Sobik’s traditional Philly Cheesesteak and Deli subs, gourmet salads, hot entrees and a complete breakfast menu. Hours of operations are 6:00am to 4:00pm Monday thru Friday; the franchise fee is $15,000, estimated investment ranges from $195,000 – $218,500.

Sobik’s Express

An Express Unit has a limited menu and occupies a reduced space of 500 to 600 square feet. The express units are designed for convenience stores; university food courts. The startup costs associated with an Express unit is minimal. The Franchise fee is $5,000. The estimated investment ranges from $35,000-$54,500.

With three franchise opportunities available for you, you can match your financial resources and objectives with the right business for you. Regardless of which you choose, our franchise fees and investments ranges are far more affordable than other business involved in the sub sandwich industry.

2. Contact your Authorized Franchise Sales Agent and set up a meeting to review any additional questions you have, discuss the geographical preference for your site, and receive the FDD. This document is mandated by the Federal Trade Commission and explains our business opportunity in depth.

3. Once you have reviewed the FDD and research has been completed by you and Sobik’s Subs Franchising Inc. a determination will be made and a Preliminary Agreement will be executed.

4. Upon receipt of your executed Preliminary agreement, we will focus on site selection and analysis as well as the negotiation of your lease with landlord.

5. When the site is selected and is approved to meet the standards for Sobik’s Subs restaurant the Franchise Agreement will be signed and your training and build-out will be schedule.
